Adjustable Floating Rate
Interest rate floats with benchmark like LIBOR. No early repayment penalties. Allows time to stabilize asset before getting permanent financing.
Bridge & Hard Money
Short-term loans to finance the repositioning and stabilization of properties before obtaining permanent long-term financing. Allows time to increase property revenue and value. 6 months to 5 year duration.
Mezzanine Preferred Equity
A type of secondary debt used with senior loans to increase leverage. Higher risk than senior debt so higher interest rates, but subordinates senior mortgage. Can be secured by second deed of trust or equity pledge.

SBA 7(a) & SBA 504
Loans backed by Small Business Administration. Allows higher leverage and lower debt coverage than conventional loans. Targets small businesses.
CMBS Conduit
Loans pooled into securities sold to investors. Non-recourse starting at $2 million. Provided by investment banks. Steady source of large commercial financing.
Project Financing
Loans to fund large infrastructure and industrial projects. Arranged by bank syndicates and secured by project assets and cash flows. Enables large scale with limited recourse.
